Lodgify alternatives for operators who manage for owners
Lodgify's published pitch is direct bookings, synced calendars and automated guest messages. When owner statements, team handoffs and phone calls take over your week, this comparison of six alternatives sticks to vendor-published pages only.

Most operators searching for Lodgify alternatives didn't start out managing other people's properties. They started with a listing or two, a booking website and calendars to keep in sync — the exact job Lodgify's homepage describes. Then an owner asked for help. Then another. Somewhere along the way, the work stopped being mostly about the website and started being about the people behind the properties.
Owner work has a shape of its own. Every dollar that moves needs a ledger entry someone else will read. Month end means statements, payouts and questions. Cleaners and contractors need jobs assigned and verified, not just noted. Guests start calling instead of typing. None of that shows up on day one — it accumulates as the management side of the business grows.
This article is written for that point in the curve. Below: what Lodgify offers per its own published pages, the moments your evaluation criteria quietly change, and six alternatives — PropertyStack, Guesty, Hospitable, Hostaway, Hostfully and eviivo — compared on published pricing, owner features and trust accounting.
What does Lodgify offer, per its own pages?
Everything in this section comes from Lodgify's homepage and pricing page, retrieved in July 2026. The homepage pitch, in Lodgify's words: "Vacation rental software that syncs your calendars, powers direct bookings and automates guest communications. All in one place," alongside a claim to be "#1 short-term rental PMS since 2012." Its pricing FAQ frames the audience as "whether you have one property or 30+." Named channel partners are Airbnb, Vrbo, Booking.com, Google Vacation Rentals and Expedia, with Tripadvisor and Trivago connected via iCal. The AI claim on the pricing page is an "AI-powered unified inbox," listed from the Basic plan up.
Lodgify pricing is fully published and scales with a property-count selector in EUR, USD or GBP. On annual billing, labeled "Save 20%": Basic $14, Starter $26, Professional $42 and Ultimate $62 per month. The same plans billed monthly run $18, $33, $53 and $77. Every plan carries a "0% booking fee" flag, and the pricing FAQ puts it plainly: "Lodgify does not take a cut of your bookings." A 7-day free trial is offered, with no card required.
For this article's readers, the owner column matters most. "Owner payments, reports and statements" appear on the Ultimate plan — the $62-per-month tier on annual billing. Trust accounting is not published on the Lodgify pages we reviewed; per our sourcing rules, that means we found no claim, not that the capability doesn't exist.
When your evaluation criteria shift
A platform pitched at "one property or 30+" covers a lot of ground, and nothing in this section is a shortcoming in any tool. The point is that certain changes in your business change what you're shopping for — and a checklist written in your listing-only days won't catch them. Four shifts come up again and again:
- You sign your first management agreement. Owner money now moves through your books, and every statement has to survive an owner's scrutiny. That's a bookkeeping discipline of its own — our guide to trust accounting for short-term rentals covers what it involves and when it becomes an obligation.
- Work needs to be assigned, not just remembered. With a cleaner, a maintenance contractor and a second pair of hands in the mix, the question shifts from "what needs doing?" to "who owns this job, and was it verified done?"
- The phone starts ringing. Messaging automation is built for typed questions. As portfolios and owner referrals grow, guests and owners call — and calls need answering at 2 a.m., not just between turnovers.
- Automation needs to go past the message. Scheduled messages handle the predictable. The next tier of work — a maintenance dispatch, an upsell offer, a reconciliation — calls for automation that takes actions, with rules about what it may do without you.

How we compared these platforms
Roundups of Lodgify competitors are usually assembled from review-site scores. This one is assembled from primary sources only: each vendor's homepage, pricing page and feature pages, retrieved in July 2026. Vendors' own words appear in quotes. Where pricing is quote-gated we say so and defer to the vendor, and where a capability doesn't appear on a vendor's pages we write "not published" — a statement about the pages, not about the product. One disclosure before the list: PropertyStack is our platform. It leads because this is our site; hold it to the same standard as everyone else.
PropertyStack
PropertyStack, an agentic property management platform for short-term rentals, is built around a different division of labor: AI agents do the work end-to-end — answering guests, scheduling maintenance, reconciling accounts — not just storing your data. You set guardrails and approval thresholds per agent, so you decide what runs automatically and what waits for your sign-off, and the AI escalates to a human when something genuinely needs one. It's genuinely all-in-one, built natively rather than stitched together from integrations, so data, automations and AI work from one source of truth.
The owner side is where the fit for this article's readers shows. The money workflow comes with built-in trust accounting, built to be reconciled and audit-ready to your jurisdiction's standard. Owners get a portal with statements, payouts and performance, plus an AI that answers their questions. For the team, you can invite people, assign work and collaborate from one shared inbox and task board.
Booking channels are Airbnb, Booking.com and Vrbo, plus your own direct-booking website for commission-free bookings. Guest messaging runs across SMS, WhatsApp, email and the AI phone line, all in one inbox — the phone line answers calls 24/7, handles common guest questions, and can offer upsells like early check-in or late checkout.
Plans start at $50/month, and pricing scales with what you use: a platform base per property, plus the AI agents you switch on, plus a share of the new revenue the AI generates for you. The Lodgify vs PropertyStack question, then, is less about any single feature and more about published emphasis: Lodgify's pages lead with the website, calendar sync and booking-fee terms, while PropertyStack's lead with agents doing the operational work and owner money handled in the same system.
Guesty
On the owner side, Guesty's pages advertise trust accounting by name — "Compliant vacation rental trust accounting," branded Trust Accounting™ and sold as an add-on — and list an Owners Portal among the platform's features. The company positions itself as "The future of vacation rental management, built on AI," reports 500K+ listings managed, and publishes AI language including "AI agents that act, decide, and execute on your behalf." Tiers are sized in Guesty's own words: Lite is "Perfect for 1–3 listings" and carries a 14-day free trial, Pro is "Tailored for 4–199 listings," and Enterprise offers "Solutions for 200+ listings." Dollar figures are mostly quote-gated; the one number on the page, per Guesty's pricing FAQ, is that "We have packages that start from $9/month per listing" — for anything firmer, see Guesty for current pricing. Advertised channels span Airbnb, Booking.com, Vrbo, Expedia, Google, Hopper and Homes & Villas by Marriott Bonvoy, with "60+ channels" via direct API.
Hospitable
Hospitable publishes both its plans and the plan boundary for owner work. As of July 2026, per its pricing page: Essentials carries "No subscription fee," Host is $29 per month, Professional $59 and Mogul $99 — billed annually, with a monthly toggle (annual billing is labeled "Save 12%") and a note that prices exclude VAT where applicable. Owner features sit on Mogul: an Owner Portal, owner statements described as "Periodic statements for owners with income and fees," owner invoices and payouts — with owner payout runs beyond one per month carrying a "1.5% fee, capped at US$5." Trust accounting appears on the same plan marked "Coming soon," described as "Separately manage owner funds for accurate recordkeeping." The homepage pitch is "Simple at one door. Simple at one hundred." — 22,000+ hosts by the company's count — and advertised channels are Airbnb, Vrbo, Booking.com and Agoda, plus direct booking sites.
Hostaway
Hostaway is the one platform here whose pricing you'll have to request: as of July 2026, its pricing page is a multi-step "Get a free quote" form, with no plans, prices or trial terms published — see Hostaway for current pricing. What its feature pages do publish is relevant to owner work: "Financial reporting, owner statements, and owner portals," shown under the segment it labels for 15–49 listings. Trust accounting isn't advertised as a native feature on its product pages; the capability appears through marketplace partners such as Clearing and VRPlatform — per the ground rules above, a statement about the pages, not the product. Positioning, in Hostaway's words: "The world's most loved AI vacation rental software," built for "thousands of successful vacation rental managers," with AI claims including "AI CoHost, Your Strategic Business Partner." Advertised channels: Airbnb, Vrbo, Booking.com, Google Vacation Rentals, Expedia and Marriott Homes & Villas.
Hostfully
Hostfully prices per property per month, plus a platform fee, and prints its starting numbers. As of July 2026: Growth starts at $15 per property per month for 1–50 listings, with a 1% payment gateway fee and a 0.85% direct booking fee; Pro starts at $25 per property per month for 1–199 listings, flagged "No payment gateway fee" and "No commissions on direct bookings"; Enterprise is "Tailored for 200+ listings" with custom pricing — see Hostfully for current figures. No free trial is mentioned on the pricing page. For owner work, Hostfully keeps a dedicated owner-management page — "Empower homeowners, on your terms" — describing an owner portal where owners view bookings and financial statements, plus automatic owner reports. Trust accounting isn't advertised as native; it's available via integrations such as VRPlatform and Clearing. The broader positioning: "Where your whole vacation rental business comes together," with "62k+ Properties managed" across portfolios of "1 to 100+ listings," and AI published as "Unified Inbox + InboxAI."
eviivo
eviivo prices the owner capability as a module. Its Owner Manager add-on — $3 per room per month on top of a base plan — advertises "Trust accounting and fully automated owner statements" and a "secure Owner Portal." Base pricing, as of July 2026, is published in USD, GBP, EUR, CHF and CAD and scales by property and bedroom count: a single property from $50 per month, multi-property from $125 per month, with further per-room modules (Payment +$1, Guest +$3, Promo +$3, Performance +$2) and volume pricing above 10 rooms via sales. A $0.50 fixed processing fee applies per confirmed booking when using its payment or messaging services, and the first 30 days are free, billed in arrears. The company comes at short-term rentals from hospitality broadly — hotels and motels, B&Bs and inns, individual hosts and campgrounds, "28,000+ properties" in "70 countries" — with AI claims including an "AI-powered 24/7 Concierge."
Lodgify vs PropertyStack: feature by feature
Roundups shortlist; decisions come down to a head-to-head. The table below puts Lodgify's published claims beside PropertyStack, row by row, on the work this article is about — owner statements, trust accounting, team assignment, calls. Plan prices sit in the sections above; here the question is what each platform does.
| What you need | Lodgify, per their pages (July 2026) | PropertyStack |
|---|---|---|
| Owner statements & payouts | "Owner payments, reports and statements," listed on the Ultimate plan. | Month end produces a statement for every owner, and owners get their own portal with statements, payouts and performance. |
| Trust accounting | Not published on their pages. | Part of the platform — built to be reconciled and audit-ready to your jurisdiction's standard. |
| Guest messaging | An "AI-powered unified inbox," listed from the Basic plan. | One inbox across SMS, WhatsApp, email and the AI phone line; the AI detects the guest's language and replies in it, 24/7. |
| Phone calls | Not published on their pages. | An always-on AI phone line answers calls 24/7, handles common guest questions and can offer upsells like early check-in; calls are recorded and transcribed. |
| Maintenance coordination | Not published on their pages. | Jobs run end to end — triaged, assigned to the right contractor, booked, guest and owner kept updated, closed once verified done. |
| Team & task assignment | Not published on their pages. | Invite your team, assign work, and collaborate from one shared inbox and task board. |
| Direct bookings | Its homepage says the software "powers direct bookings"; every plan is flagged "0% booking fee," and its pricing FAQ states: "Lodgify does not take a cut of your bookings." | Your own direct-booking website, with commission-free bookings, alongside Airbnb, Booking.com and Vrbo. |
| Getting started | 7-day free trial, no card required, per its pricing page. | Migration is done for you — listings, bookings, guests and history are brought across — and onboarding is hands-on, paced to your portfolio size. |
One pattern from the sections above belongs next to this table: on several platforms, owner features live on a specific plan or module — Lodgify's Ultimate, Hospitable's Mogul, Guesty's Trust Accounting™ add-on, eviivo's Owner module. If owner work is the reason you're switching, confirm which tier or module actually carries it, and price that one rather than the entry plan on the banner.
Which Lodgify alternative fits a property manager?
Start from the work, not the feature list. Write down how many owners you'll manage for in twelve months, what a statement needs to show them, who on your team assigns and closes jobs, and how many calls a week you're fielding. Then read each vendor's pages against that sheet — including Lodgify's own. On its published pages, Lodgify for property managers means the Ultimate plan: that's where owner payments, reports and statements live, with trust accounting not published — weigh that against the plans and modules above.
Three checks earn a place on any shortlist: model your real portfolio through each pricing structure (plan tiers, per-property rates, per-room modules, platform and processing fees); confirm which tier or add-on actually includes the owner features; and trial against your own scenarios rather than a demo script. Our guide to how to choose vacation rental software walks the full process — requirements, shortlist, trial plan and the questions to ask before you sign.
What happens to your data when you switch?
Switching costs are the quiet reason operators keep running owner books on tools chosen in their listing-only days. The move itself is mostly a data problem: listings, upcoming bookings, guest records and message history have to arrive intact, and every channel connection has to be re-established.
If you move to PropertyStack, that problem is handled. Migration is done for you — from Guesty, Hostaway or another tool: listings, bookings, guests and history are brought across. Whatever your current platform, onboarding is guided and the PropertyStack team does the heavy lifting, hands-on and paced to your portfolio size. Channel reviews stay on the channels they were left on.
Whichever way you go, decide from the same sources this article used — the vendors' own pages, read against your own workload — and confirm every figure on the live page the week you sign, because published pricing moves.
