What does Hospitable offer today?

Everything in this section comes from Hospitable's own homepage and pricing page, retrieved July 2026. Their pitch is "Simple at one door. Simple at one hundred." — "Everything you need to run your short-term rentals on autopilot." Published pricing runs on four plans: Essentials with no subscription fee, Host at $29 per month, Professional at $59 per month, and Mogul at $99 per month, all billed annually (a monthly toggle is available; annual billing is labeled "Save 12%"). Prices exclude VAT where applicable — see Hospitable for current pricing.

Advertised channels are Airbnb, Vrbo, Booking.com, and Agoda, plus direct booking sites. On AI, their published claims are that "AI answers for you in your unique tone or offers a ready-to-send draft" and that "Copilot AI answers real business questions without dashboards." Owner features — an owner portal, owner statements ("Periodic statements for owners with income and fees"), owner invoices, and payouts — are listed on the Mogul plan. Trust accounting appears on the same plan marked "Coming soon," described as "Separately manage owner funds for accurate recordkeeping." Add-ons include Dynamic Pricing at $5 per property after a free period, and owner payout runs beyond one per month carry a 1.5% fee capped at US$5.

Signs your needs are changing

Searches for "outgrowing Hospitable" usually aren't about the software at all — they're about the business around it. None of the following are shortcomings in any tool. They're changes in your operation that redefine what "the right software" means, and if most of this list sounds familiar, your evaluation criteria have moved since you last chose a platform.

Every fact below comes from each vendor's own public pages — homepage, pricing page, and feature pages — retrieved in July 2026. Guesty positions itself as "The future of vacation rental management, built on AI" (homepage, July 2026), and states "500K+ listings managed." Its published tiers target segments by size, in Guesty's own words: Lite is "Perfect for 1–3 listings" with a 14-day free trial, Pro is "Tailored for 4–199 listings," and Enterprise offers "Solutions for 200+ listings." Prices are mostly quote-gated — the only figure on the page, per Guesty's pricing FAQ, is that "We have packages that start from $9/month per listing" — so see Guesty for current pricing. Advertised channels include Airbnb, Booking.com, Vrbo, Expedia, Google, Hopper, and Homes & Villas by Marriott Bonvoy, with "60+ channels" via direct API. On AI, Guesty claims "AI agents that act, decide, and execute on your behalf" and "machine learning driven dynamic pricing." On the owner-money question, Guesty publishes "Compliant vacation rental trust accounting" — Trust Accounting™, sold as an add-on — and lists an Owners Portal among its features.

Hostaway

Hostaway's homepage calls it "The world's most loved AI vacation rental software" (July 2026) and addresses "thousands of successful vacation rental managers." Pricing is not published: the pricing page is a multi-step "Get a free quote" form, with no plans, prices, or free-trial mention on the page — see Hostaway for current pricing. Advertised channels include Airbnb, Vrbo, Booking.com, Google Vacation Rentals, Expedia, and Marriott Homes & Villas. Its AI claims, in their words: "AI CoHost, Your Strategic Business Partner," "AI Replies," and "AI Revenue Management." On the owner side, Hostaway's features page lists "Financial reporting, owner statements, and owner portals," shown under its 15–49-listings segment. Trust accounting isn't advertised as a native feature on its product pages; it's offered through marketplace partners such as Clearing and VRPlatform. If you want a firm number to weigh against Hospitable's published $29–$99 range, you'll need to go through the quote process.

Lodgify

Lodgify describes itself as "Vacation rental software that syncs your calendars, powers direct bookings and automates guest communications. All in one place," and claims "#1 short-term rental PMS since 2012" (homepage, July 2026). It publishes full pricing with a property-count selector in EUR, USD, and GBP. On annual billing ("Save 20%"): Basic $14, Starter $26, Professional $42, and Ultimate $62 per month; monthly billing runs $18/$33/$53/$77. Every plan is flagged "0% booking fee," and the pricing FAQ states, verbatim, "Lodgify does not take a cut of your bookings." There's a 7-day free trial with no credit card. Named channel partners include Airbnb, Vrbo, Booking.com, Google Vacation Rentals, and Expedia, with Tripadvisor and Trivago via iCal. The AI claim on the pricing page is an "AI-powered unified inbox." Owner features — "Owner payments, reports and statements" — appear on the Ultimate plan only; trust accounting is not published. Lodgify's pricing FAQ frames its audience as "whether you have one property or 30+."

Hostfully

Hostfully positions itself as "Where your whole vacation rental business comes together," with software that helps you "automate, simplify, and grow" (homepage, July 2026), and cites "62k+ Properties managed" across portfolios of "1 to 100+ listings." Published starting prices are per property per month plus a platform fee: Growth starts at $15 per property per month (1–50 listings, with a 1% payment gateway fee and a 0.85% direct booking fee), Pro starts at $25 per property per month (1–199 listings, "No payment gateway fee," "No commissions on direct bookings"), and Enterprise is "Tailored for 200+ listings" with custom pricing — see Hostfully for current figures. No free trial is mentioned on the pricing page. Channels advertised: Airbnb, Vrbo, Booking.com, and Homes & Villas, with "60+ channels" overall. AI appears as "Unified Inbox + InboxAI," alongside "Automation — Free yourself from repetitive tasks." The owner-management page reads "Empower homeowners, on your terms": an owner portal where owners view bookings and financial statements, plus automatic owner reports. Trust accounting isn't advertised as native; it's available via integrations such as VRPlatform and Clearing.

eviivo

eviivo comes from the hospitality side: "Hospitality management software for hotels and short-term rentals," promising "Better guest stays. Less pressure on staff." (homepage, July 2026). It serves hotels and motels, B&Bs and inns, short-term rentals, individual hosts, and campgrounds — "28,000+ properties" in "70 countries," by its own count. Pricing is published in multiple currencies and scales by property and bedroom count through an interactive selector: a single property from $50 per month, multi-property from $125 per month. Modules are added per room — Payment +$1, Guest +$3, Promo +$3, Performance +$2, Owner +$3 — with volume pricing above 10 rooms via sales. A $0.50 fixed processing fee applies per confirmed booking when using its payment or messaging services, and the first 30 days are free, billed in arrears. AI claims include an "AI-powered 24/7 Concierge" and "eviivo AI Pricing dynamically optimizes your rates." Relevant to this article's readers: the Owner Manager module advertises "Trust accounting and fully automated owner statements" plus a "secure Owner Portal."
