Searching for Guesty alternatives usually isn't a verdict on Guesty — it's a question of fit. Portfolios grow past a tier boundary or shrink below one. A pricing model that made sense at 40 listings reads differently at eight. Priorities shift: trust accounting becomes non-negotiable the day you sign your first owner, and the add-on column starts to matter as much as the feature list.
The useful news is that this market publishes a lot. Most vendors put pricing, tiers and feature claims on public pages, which means you can compare them without sitting through six demos. The catch is that those pages don't line up neatly: one platform prices per property, another per plan; one bills annually by default, another monthly; one gates its numbers behind a sales call.
This guide compares seven platforms — Guesty itself, plus six alternatives — for short-term rental operators in 2026, using only what each vendor publishes on its own pages.
What does Guesty offer?
Guesty's homepage describes the platform as "The future of vacation rental management, built on AI" and reports 500K+ listings managed. Its AI claims, in its own words: "AI agents that act, decide, and execute on your behalf," "AI-powered guest messages" and "Machine learning driven dynamic pricing." On channels, Guesty advertises Airbnb, Booking.com, Vrbo, Expedia, Google, Hopper and Homes & Villas by Marriott Bonvoy, with "60+ channels" available via direct API.
As of July 2026, per Guesty's published pricing page, plans come in three tiers: Lite ("Perfect for 1–3 listings," with a 14-day free trial), Pro ("Tailored for 4–199 listings") and Enterprise ("Solutions for 200+ listings"). Pro and Enterprise pricing is quote-gated — the page offers "Get a quote" and a "Customized offer" rather than figures. The only dollar figure on the page sits in the pricing FAQ: "We have packages that start from $9/month per listing." For anything beyond that, see Guesty for current pricing.
For operators managing on behalf of owners, Guesty lists an Owners Portal among its features and sells trust accounting as an add-on, described on its pages as "Compliant vacation rental trust accounting."
How we compared these Guesty competitors
Every fact in this article comes from one kind of source: the vendor's own public pages — homepage, pricing page and feature pages — retrieved in July 2026. No review-site scores, no aggregated ratings, no third-party roundups. Where a vendor's own words describe a capability, we quote them. Where pricing is quote-gated, we write "see vendor for current pricing" instead of estimating.
Two caveats matter as you read on. First, absence is not evidence: if a capability doesn't appear on a vendor's pages, we say "not published" — that means we found no claim, not that the capability doesn't exist. Second, pricing pages change; treat every figure here as a July 2026 snapshot and re-verify on the vendor's live page before you decide.
The hardest part of any software comparison is that pricing pages aren't built to be compared. Base fees, per-property scaling, add-on modules, booking or payout percentages, annual-versus-monthly billing, currency and tax treatment — each vendor mixes these differently. The annotated card below shows the four things to find on any pricing page before you put two platforms side by side.

1. PropertyStack
First, the house option — PropertyStack is our platform, so read this section knowing that, and hold it to the same sourcing standard as every other entry. PropertyStack, an agentic property management platform for short-term rentals, is built for operators who want the work done rather than just tracked: AI agents handle guest messaging, maintenance, accounting, reviews and upsells end-to-end — answering guests, scheduling contractors, reconciling accounts — under guardrails and approval thresholds you set. You decide what runs automatically and what waits for your sign-off, and the AI escalates to a human when something genuinely needs one.
The platform is genuinely all-in-one, built natively rather than stitched together from integrations, so data, automations and AI work from one source of truth. Trust accounting for short-term rentals is built in rather than sold separately — built to be reconciled and audit-ready to your jurisdiction's standard. Booking channels are Airbnb, Booking.com and Vrbo, plus your own direct-booking site, and guest messaging runs across SMS, WhatsApp, email and an AI phone line in one inbox.
Plans start at $50/month, and pricing scales with what you use: a platform base per property, plus the AI agents you switch on, plus a share of the new revenue the AI generates for you. If you're weighing Guesty vs PropertyStack directly, the feature-by-feature table further down puts Guesty's published claims next to what PropertyStack does with the same work — messaging, phone calls, owner money and how far the AI takes a task.
2. Hospitable
Hospitable's homepage leads with "Simple at one door. Simple at one hundred." and "Everything you need to run your short-term rentals on autopilot," and the site reports 22,000+ hosts. Its AI claims, in its own words: "AI answers for you in your unique tone or offers a ready-to-send draft," and "Copilot AI answers real business questions without dashboards." Advertised channels are Airbnb, Vrbo, Booking.com and Agoda, plus direct booking sites.
As of July 2026, per Hospitable's published pricing, there are four plans: Essentials ("No subscription fee"), Host at $29/month, Professional at $59/month and Mogul at $99/month — all billed annually, with a monthly toggle (annual billing is labeled "Save 12%") and a note that "prices exclude VAT where applicable." Dynamic Pricing is an add-on at "$5/property" after a free period.
Owner features sit on the Mogul plan: an Owner Portal, owner statements ("Periodic statements for owners with income and fees"), owner invoices and payouts; owner payout runs beyond one per month carry a "1.5% fee, capped at US$5." Trust accounting is listed on Mogul as "Coming soon," described as "Separately manage owner funds for accurate recordkeeping."
3. Hostaway
Hostaway's homepage calls the platform "The world's most loved AI vacation rental software" and says it's built for "thousands of successful vacation rental managers." Its AI claims, in its own words: "AI CoHost, Your Strategic Business Partner," plus "AI Replies" and "AI Revenue Management." Advertised channels are Airbnb, Vrbo, Booking.com, Google Vacation Rentals, Expedia and Marriott Homes & Villas.
Hostaway does not publish pricing. As of July 2026, its pricing page is a multi-step "Get a free quote" form, with no plans, prices or free-trial terms listed on the page — see Hostaway for current pricing.
Hostaway's features page groups capabilities by listing-count segment; under its 15–49-listings segment it lists "Financial reporting, owner statements, and owner portals." Trust accounting is not advertised as a native feature on its product pages; the capability appears through marketplace partners such as Clearing and VRPlatform. Per the caveat above, "not published" is a statement about the pages, not about what Hostaway can or can't do.
4. Lodgify
Lodgify's homepage describes "Vacation rental software that syncs your calendars, powers direct bookings and automates guest communications. All in one place," and claims "#1 short-term rental PMS since 2012." Its pricing FAQ frames the audience as "whether you have one property or 30+." Advertised channels are Airbnb, Vrbo, Booking.com, Google Vacation Rentals and Expedia, with Tripadvisor and Trivago via iCal. The published AI claim is an "AI-powered unified inbox," listed from the Basic plan.
As of July 2026, per Lodgify's published pricing, plans are per month with a property-count selector and EUR/USD/GBP currency options. Billed annually (labeled "Save 20%"): Basic $14, Starter $26, Professional $42 and Ultimate $62 per month; billed monthly: $18, $33, $53 and $77. Every plan is flagged "0% booking fee," and the pricing FAQ states, verbatim: "Lodgify does not take a cut of your bookings." There's a 7-day free trial that doesn't require a card.
Owner features — "Owner payments, reports and statements" — are listed on the Ultimate plan. Trust accounting is not published on the Lodgify pages we reviewed.
5. Hostfully
Hostfully's homepage positions the product as "Where your whole vacation rental business comes together" and says its "guest experience and property management software help you automate, simplify, and grow." The site reports "62k+ Properties managed" and describes portfolios from "1 to 100+ listings." Advertised channels are Airbnb, Vrbo, Booking.com and Homes & Villas, with "60+ channels" overall. Published AI claims: a "Unified Inbox + InboxAI," alongside an automation pitch — "Free yourself from repetitive tasks."
As of July 2026, per Hostfully's published pricing, plans are priced per property per month plus a platform fee. Growth is "Starting at $15 per property per month" for 1–50 listings, with a 1% payment gateway fee and a 0.85% direct booking fee. Pro is "Starting at $25 per property per month" for 1–199 listings, with "No payment gateway fee" and "No commissions on direct bookings." Enterprise is "Tailored for 200+ listings" with custom pricing — see Hostfully for current pricing.
Hostfully's owner management page is titled "Empower homeowners, on your terms": an owner portal where owners view bookings and financial statements, plus automatic owner reports. Trust accounting is not advertised as a native feature; it appears via integrations such as VRPlatform and Clearing.
6. eviivo
eviivo positions itself across hotels and short-term rentals: its homepage reads "Hospitality management software for hotels and short-term rentals" with the tagline "Better guest stays. Less pressure on staff." Its published audience list covers hotels and motels, B&Bs and inns, short-term rentals, individual hosts and campgrounds, with "28,000+ properties worldwide" across "70 countries." Advertised channels are Airbnb, Booking.com, Vrbo, Expedia and Google, plus metasearch and direct booking. AI claims, in its own words: an "AI-powered 24/7 Concierge," "24/7 AI-powered messaging" and "eviivo AI Pricing dynamically optimizes your rates."
As of July 2026, per eviivo's published pricing, plans are multi-currency (USD, GBP, EUR, CHF and CAD) and scale by property and bedroom count through an interactive selector. A single property starts from $50/month; multi-property starts from $125/month. Add-on modules are priced per room: Payment +$1, Guest +$3, Promo +$3, Performance +$2 and Owner +$3. Above 10 rooms the page directs you to sales for a tailored quote, and a $0.50 fixed processing fee applies per confirmed booking when using its payment and messaging services. The first 30 days are free, billed in arrears.
On owner features, eviivo advertises "Trust accounting and fully automated owner statements" and a "secure Owner Portal" through its Owner Manager module — the +$3/room add-on.
Guesty vs PropertyStack: feature by feature
A price column tells you what a platform costs, not how much of the week's work it takes on. So here is the comparison feature by feature: what Guesty publishes on its own pages on the left, and what PropertyStack does with the same job on the right. The other five vendors are covered in their sections above; for dollar figures, Guesty's published terms are in its section and PropertyStack's full model is on the pricing page.
| What you need | Guesty, per their pages (July 2026) | PropertyStack |
|---|---|---|
| Guest messaging | "AI-powered guest messages" | AI answers guests 24/7 across Airbnb, Booking.com and Vrbo, plus SMS, WhatsApp and email — it detects the guest's language and replies in it, all in one inbox |
| Phone calls | Not published on their pages | A 24/7 AI phone line answers, records and transcribes every call and files it in the guest's thread |
| How far the AI goes | "AI agents that act, decide, and execute on your behalf" | Agents do the work end-to-end — under guardrails and approval thresholds you set, escalating to a human when it matters |
| Trust accounting and owner money | "Compliant vacation rental trust accounting" — sold as an add-on; an Owners Portal is listed | Built in — built to be reconciled and audit-ready to your jurisdiction's standard; month end produces a statement for every owner |
| Maintenance coordination | Not published on their pages | AI triages the issue, assigns the right contractor, books the time and verifies the job is done |
| Upsell revenue | Not published on their pages | The sales agent offers early check-ins, late checkouts and gap nights at the right moment — new revenue without new headcount |
| Getting started | 14-day free trial on the Lite plan ("Perfect for 1–3 listings") | Migration done for you — listings, bookings, guests and history — with hands-on onboarding paced to your portfolio size |
How do you choose between these platforms?
A comparison table narrows the field; your own constraints pick the winner. Four checks, in order:
- Run your portfolio through each pricing model. Price your current listing count and your 12-month plan on each vendor's model — base fee, per-property scaling, add-on modules, and any percentage fees on bookings or payouts. Watch the fine print: annual versus monthly billing, what's included, currency and tax treatment.
- Take vendors at their word on who they're for. Tier names and segment labels are the vendor telling you who the product is built for — "1–3 listings," "4–199 listings," "one property or 30+." If your portfolio sits at the edge of a segment, ask how pricing and support change when you cross it.
- Weight trust accounting by your obligations. If you manage on behalf of owners, look for property management software for vacation rentals that treats owner money as a first-class concept — and check whether trust accounting is included, an add-on, a top-tier feature or not published at all.
- Read the AI claims as claims. Every platform here says "AI." The published words differ meaningfully — answering versus drafting, executing versus suggesting — so trial the workflows you actually run and watch where a human still has to step in.

Switching from Guesty: what does migration involve?
Migration anxiety keeps more operators on their current platform than any feature gap, so it's worth separating the general problem from the vendor-specific one. In general, switching means moving listings, upcoming bookings, guest records and historical data, then re-connecting channels — our guide on switching property management software covers the timing, checklists and cutover plan.
With PropertyStack specifically: migration is done for you — from Guesty, Hostaway or another tool: listings, bookings, guests and history are brought across. Onboarding is guided and the PropertyStack team does the heavy lifting, paced to your portfolio size. Channel reviews stay on the channels they were left on.
However you weigh the seven platforms above, the method holds: their pages, their words, your numbers — as of July 2026, and re-verified the week you decide.
Frequently asked questions
