Hostaway alternatives: platforms that publish their pricing
As of July 2026, Hostaway's pricing page is a quote form. Beyond that one fact, this comparison covers the work itself — guest messaging, phone calls, maintenance and owner money — across six alternatives.

Most short-term rental software vendors put their prices on a public page. Hostaway doesn't: as of July 2026, its pricing page is a multi-step "Get a free quote" form, with no plans, prices or free-trial terms shown. That's a sales model, not a flaw — plenty of business software is sold by quote, and it lets a vendor price to the specifics of your portfolio rather than a generic tier.
It does change how you research, though. When four of the five platforms on your list publish numbers and one asks for a conversation first, the odd one out can't go in the spreadsheet until you've booked the call. Some buyers are happy to take that meeting early. Others want to arrive with a shortlist already priced — and if that's you, this article is organized around the way you work.
Below: what Hostaway's own pages say it offers, then six Hostaway alternatives — PropertyStack, Guesty, Hospitable, Lodgify, Hostfully and eviivo — compared on the question this search usually starts with: what does it cost, and can I find out without a call?
What Hostaway offers, according to its own pages
Start with the platform itself, in its own words. Hostaway's homepage calls it "The world's most loved AI vacation rental software" and says it serves "thousands of successful vacation rental managers." Its published AI claims are "AI CoHost, Your Strategic Business Partner," "AI Replies" and "AI Revenue Management." Advertised channels: Airbnb, Vrbo, Booking.com, Google Vacation Rentals, Expedia and Marriott Homes & Villas.
For operators who manage on behalf of owners, Hostaway's features page — which groups capabilities by listing-count segment — lists "Financial reporting, owner statements, and owner portals" under its 15–49-listings segment. Trust accounting is not advertised as a native feature on its product pages; the capability is offered through marketplace partners such as Clearing and VRPlatform. As everywhere in this article, "not advertised" describes the pages, not the product — if it matters to your operation, ask the vendor directly.
Hostaway pricing: what the page shows
As of July 2026, per Hostaway's published pages, there is no Hostaway pricing to quote here. The pricing page is a multi-step "Get a free quote" form; it lists no plans, no prices and no free-trial terms. See Hostaway for current pricing.
None of that predicts whether the eventual number will suit you — a quote can come back higher or lower than a published plan would have. It does mean the comparison work happens on a call rather than on a page, so it pays to arrive with the questions that make quotes comparable.

How we compared Hostaway's competitors
One rule, applied evenly: every fact in this article comes from the vendor's own public pages — homepage, pricing page and feature pages — retrieved in July 2026. No review-site scores, no third-party roundups, no anonymous anecdotes. Where a vendor publishes a price, we quote it as printed; where pricing is quote-gated, we say so and point you to the vendor rather than estimating.
Two caveats before the list. First, absence isn't evidence: "not published" means we found no claim on the vendor's pages, not that the capability doesn't exist. Second, one of the alternatives below is ours — PropertyStack opens the list, clearly disclosed, and held to the same sourcing standard as everyone else. Pricing pages change, so re-verify anything decisive on the live page before you sign.
PropertyStack: published plans from $50/month
Full disclosure up front: PropertyStack is our platform, and it opens the list because it fits the article's premise — the numbers are on the page. Plans start at $50/month, and pricing scales with what you use: a platform base per property, plus the AI agents you switch on, plus a share of the new revenue the AI generates for you. The detail lives on PropertyStack's published pricing page.
What you'd be pricing: PropertyStack, an agentic property management platform for short-term rentals, is built so AI agents do the work end-to-end — answering guests, scheduling maintenance, reconciling accounts — not just storing your data. You set guardrails and approval thresholds per agent, deciding what runs automatically and what waits for your sign-off, and the AI escalates to a human when something genuinely needs one.
The platform is genuinely all-in-one, built natively rather than stitched together from integrations, so data, automations and AI work from one source of truth. Built-in trust accounting is part of that — built to be reconciled and audit-ready to your jurisdiction's standard. Booking channels are Airbnb, Booking.com and Vrbo, plus your own direct-booking site, and guest messaging runs across SMS, WhatsApp, email and the AI phone line, all in one inbox.
Guesty: tiers on the page, most prices by quote
Guesty publishes its tier structure while keeping most prices behind a conversation — a middle path between a quote form and a full price list. As of July 2026, per Guesty's published pricing page: Lite is "Perfect for 1–3 listings" and carries a 14-day free trial; Pro is "Tailored for 4–199 listings" behind a "Get a quote" button; Enterprise offers "Solutions for 200+ listings" as a "Customized offer." The one figure on the page sits in the pricing FAQ — "We have packages that start from $9/month per listing" — so for anything firmer, see Guesty for current pricing.
The rest of the published picture: Guesty's homepage positions it as "The future of vacation rental management, built on AI," reporting 500K+ listings managed. Its AI claims include "AI agents that act, decide, and execute on your behalf" and "Machine learning driven dynamic pricing." Channels run from Airbnb, Booking.com and Vrbo through Expedia, Google, Hopper and Homes & Villas by Marriott Bonvoy, with "60+ channels" via direct API. Trust accounting is published as an add-on — "Compliant vacation rental trust accounting" — alongside an Owners Portal.
Hospitable: four plans with prices listed
Hospitable's pricing is fully published. As of July 2026, per its pricing page, there are four plans: Essentials ("No subscription fee"), Host at $29/month, Professional at $59/month and Mogul at $99/month — billed annually, with a monthly toggle and annual billing labeled "Save 12%." A note adds that "prices exclude VAT where applicable." The add-on economics are printed too: Dynamic Pricing at "$5/property" after a free period, and owner payout runs beyond one per month carry a "1.5% fee, capped at US$5."
Who they say it's for: "Simple at one door. Simple at one hundred." — with 22,000+ hosts by their count. Advertised channels are Airbnb, Vrbo, Booking.com and Agoda, plus direct booking sites. Published AI claims: "AI answers for you in your unique tone or offers a ready-to-send draft," and "Copilot AI answers real business questions without dashboards." Owner features — portal, statements, invoices and payouts — sit on the Mogul plan, where trust accounting is listed as "Coming soon."
Lodgify: published prices with a property-count selector
Lodgify publishes every plan price and lets you scale it by property count in EUR, USD or GBP before you talk to anyone. As of July 2026, per its pricing page: billed annually (labeled "Save 20%"), Basic is $14/month, Starter $26, Professional $42 and Ultimate $62; billed monthly, the same plans run $18, $33, $53 and $77. Each plan is flagged "0% booking fee," and the pricing FAQ states, verbatim: "Lodgify does not take a cut of your bookings." There's a 7-day free trial that doesn't ask for a card.
Its homepage claims "#1 short-term rental PMS since 2012" and its pricing FAQ frames the audience as "whether you have one property or 30+." Named channel partners are Airbnb, Vrbo, Booking.com, Google Vacation Rentals and Expedia, with Tripadvisor and Trivago via iCal. The published AI claim is an "AI-powered unified inbox," listed from the Basic plan. "Owner payments, reports and statements" appear on the Ultimate plan only; trust accounting is not published on the pages we reviewed.
Hostfully: starting prices per property, published
Hostfully prints starting prices in a per-property-per-month model, plus a platform fee. As of July 2026, per its pricing page: Growth is "Starting at $15 per property per month" for 1–50 listings, with a 1% payment gateway fee and a 0.85% direct booking fee; Pro is "Starting at $25 per property per month" for 1–199 listings, flagged "No payment gateway fee" and "No commissions on direct bookings"; Enterprise is "Tailored for 200+ listings" with custom pricing — see Hostfully for current figures. No free trial is mentioned on the page.
Its homepage reads "Where your whole vacation rental business comes together," citing "62k+ Properties managed" across portfolios of "1 to 100+ listings." Channels: Airbnb, Vrbo, Booking.com and Homes & Villas, with "60+ channels" overall. AI appears as "Unified Inbox + InboxAI," next to an automation pitch — "Free yourself from repetitive tasks." For owner work, the owner-management page reads "Empower homeowners, on your terms": a portal where owners view bookings and financial statements, plus automatic owner reports. Trust accounting isn't advertised as native; it appears via integrations such as VRPlatform and Clearing.
eviivo: pricing itemized by property and room
eviivo publishes pricing in five currencies (USD, GBP, EUR, CHF and CAD) and scales it by property and bedroom count through an interactive selector. As of July 2026, per its pricing page: a single property starts from $50/month and multi-property from $125/month, with per-room add-on modules — Payment +$1, Guest +$3, Promo +$3, Performance +$2 and Owner +$3. Above 10 rooms, the page directs you to sales for a tailored quote. A $0.50 fixed processing fee applies per confirmed booking when you use its payment or messaging services, and the first 30 days are free, billed in arrears.
eviivo's published audience is wider than short-term rentals alone: hotels and motels, B&Bs and inns, short-term rentals, individual hosts and campgrounds — "28,000+ properties worldwide" in "70 countries," by its count. Channels: Airbnb, Booking.com, Vrbo, Expedia and Google, plus metasearch and direct booking. AI claims include an "AI-powered 24/7 Concierge" and "eviivo AI Pricing dynamically optimizes your rates." On owner money, it advertises "Trust accounting and fully automated owner statements" and a "secure Owner Portal" through the Owner Manager module, the +$3/room add-on.
Hostaway vs PropertyStack: feature by feature
The sections above settle the disclosure question. This table asks the operational one: across the work you'd actually hand over — guest messages, phone calls, maintenance, owner money — what do Hostaway's published pages claim, and what does PropertyStack do? Pricing gets one row here, not the whole table.
| What you need | Hostaway, per their pages (July 2026) | PropertyStack |
|---|---|---|
| Guest messaging | Advertises "AI Replies." | Guest messaging across SMS, WhatsApp, email and the AI phone line, in one inbox — answered 24/7, in the guest's language. |
| Phone calls | Not published on their pages. | A 24/7 AI phone line answers common guest questions; calls are recorded, transcribed and land in the same inbox as the guest's messages. |
| How far the AI goes | "AI CoHost, Your Strategic Business Partner" and "AI Revenue Management." | Agents run work end-to-end under guardrails and approval thresholds you set — you decide what runs automatically, and the AI escalates to a human when something genuinely needs one. |
| Trust accounting & owner money | Lists "Financial reporting, owner statements, and owner portals" under its 15–49-listings segment; trust accounting offered via marketplace partners. | Trust accounting is built in — built to be reconciled and audit-ready to your jurisdiction's standard — and month end produces a statement for every owner. |
| Maintenance coordination | Not published on their pages. | The issue is triaged, the right contractor assigned and booked, the guest and owner kept updated, and the job closed once verified done. |
| Upsell revenue | Not published on their pages. | Early check-in, late checkout, gap-night extensions and add-ons, offered automatically across the phone line, guidebook, workflows and direct-booking site. |
| Pricing transparency | The pricing page is a "Get a free quote" form; no plans or figures are published — see Hostaway for current pricing. | Plans start at $50/month, published on the pricing page. |
| Getting started | No free-trial terms published on the pricing page. | Migration is done for you — listings, bookings, guests and history are brought across — and onboarding is hands-on, paced to your portfolio size. |
How do you choose between Hostaway alternatives?
Published or quoted, every price only means something once your portfolio is run through it. Four steps put the platforms above on equal footing:
- Price a year, not a month. Run your listing count — and your 12-month growth plan — through each published model: base fee, per-property scaling, add-on modules, percentage fees on bookings or payouts, and annual-versus-monthly billing. For quote-based vendors, ask for the quote broken down the same way, so every column in your spreadsheet measures the same thing.
- Read the segment labels. Vendors tell you who they build for — "1–3 listings," "4–199 listings," "one property or 30+," features grouped under a 15–49-listings segment. Shortlist the ones whose published segments describe your portfolio today and in a year.
- Decide how much of the work you want done for you. Every platform here claims AI, but the published words differ — drafting replies, answering questions, executing tasks. Trial each shortlisted platform against the workflows you actually run and note where a human still has to step in.
- Weight owner money by your obligations. If you manage on behalf of owners, look at software built for property managers and check each vendor's published trust accounting status: built in, sold as an add-on, marked coming soon, offered via partners, or not published at all.

Switching from Hostaway: what migration involves
If the comparison lands you somewhere new, the switch itself is a project with a known shape: export and map your data, move listings, bookings and guest records, re-connect channels, and time the cutover between check-ins. Our guide to switching property management software walks through the sequence, checklists included.
If the move is to PropertyStack, most of that project is taken off your hands. Migration is done for you — from Guesty, Hostaway or another tool: listings, bookings, guests and history are brought across. Onboarding is guided and the PropertyStack team does the heavy lifting, hands-on and paced to your portfolio size. Channel reviews stay on the channels they were left on.
Whichever way you go, hold every platform — ours included — to the standard this article uses: the vendor's own published words, re-checked on the live page, priced against your own numbers.
